How do you decide the value of a property?

We analyze the information you give us to determine the best approach.  In most cases the value approach is most beneficial.  If you do not agree with our sales data you will have the knowledge to use data from other sources in your appeal. We utilize the most comprehensive databases available. These include census data, housing sales indexes, comparable sales, assessment data, assessment equalization studies and building cost data. In addition, we have developed a proprietary computerized logic algorithm which, primarily through statistical tools, indicates a best-case outcome of a valuation appeal. We return at that value. Settlement valuation is more subjective, and is based on a multitude of factors.

Can I communicate with you by telephone or mail?

I've heard that if I appeal my assessment, the valuation would be frozen for the next two years. Is that true?

It is common practice for property assessments to stay in effect for a total of 3 years but there is no guarantee. In theory, your house could be assessed again next year. In practice, however, we have found that most assessors will not reassess you again for three years.

I understand that I can continue my appeal after the Board of Equalization hearing to the Superior Court. Does your service include that?

The information we provide equips a homeowner to appeal their property taxes up through the Board of Equalization (BOE) appeal. 

My assessed value has risen sharply.  Is this grounds to appeal?

No it is not.  An appeal cannot be based on how much your property taxes has risen.  Property Tax appeals must be based on Value, Taxability, or Uniformity.  We cover all of this in the educational portion of this product after purchase.

Do I have a good chance of winning my appeal?

Yes.  Housing values have declined sharply.

What if the value you return is not high enough to warrant an appeal?

There is no guarantee that your property will assess at a lower rate than the current value. 

Is there a refund if the appeal does not provide a lower assessment of my property?

A large portion of this service is the training of the actual appeal process.  We provide in-depth training with your purchase including an instructional video explaining the entire process with all the forms and letters you will need.  Our assessors use all of the current data to do the best job possible assessing your property but there are neither guarantees nor refunds given if your property does not assess to your satisfaction.  With the education you receive you will be able to apply any comparable sales to the appeal, whether you use our sales or another source.

Is $99 the total cost?

Yes there are other services out there that advertise a low rate but when you read the fine print they have additional fees up to 1/3 of the savings.  Our purpose is 2 fold; we not only want to give you the information you need to appeal your taxes but also the knowledge to appeal it yourself.  The education you will receive from this process will help you from this point forward.
